Hard Floor Care Procedures

Preventative Procedures

Many building owners or home owners feel that the floor care program begins at the front door, and nothing could be further from the truth. A well executed long term maintenance strategy begins on the streets in front of the buildings, continues through the parking lot or garage driveway, and winds its way across the sideway leading up to the entrance.

Restoration Procedures

Floor finish needs to be removed when any of the following occurs:

  • Traffic or wear patterns start to develop
  • Excessive buildup of floor finish or discolouration
  • Failure of coatings to properly bond to flooring
  • Excessive black heel or scuff marks that can not be removed
  • When routine or interim maintenance is no longer effective

Wood Floor Restoration

Before attempting a re-coating, it is very important to pre-inspect the floor for wear damage, ensuring a proper procedure for refinishing. If the finish is worn to the point of that the colour of the wood is not uniform across the floor, or there is bare wood exposed through the finish, complete sanding and refinishing is necessary. If wear damage is not that pronounced, there are a couple of different options. A screening or pad and re-coat system to abrade the finish only, followed by a re-coating of the proper finish may be all that is necessary, which can save you thousands of dollars.

Vinyl Floor Restoration

Vinyl tiles are favoured over other kinds of flooring materials in high traffic areas because of their low cost, durability and ease of maintenance. Vinyl tiles have high resilience to abrasion and impact damage and can be repeatedly refinished with chemical strippers and mechanical buffing to give back it’s shine.

Restoration of Natural Stone

Natural stone tiles can come in any size imaginable. Natural stone is a random looking material, however each tile will have some unique characteristics. So it’s important to identify what type of natural stone that we will be working with, before any restoration begins. The restoration of natural stone is specialized and whether it’s to restore a polished finish or to suspend soil that has impregnated in the stone or to remove surface marks and or restore grout colour, requires specialized chemicals, strippers, buffers and tool spinners to accomplish the best result possible by determining what technical procedure to adopt on different types of natural stone such as:

  • Marble
  • Porcelain
  • Terrazzo
  • Granite
  • Pavers
  • Slate
  • Sandstone
  • Travertine
  • Limestone

Restoration of Ceramic Tiles

With any tiles that needs restoration, it’s important to identifying whether soiled area’s are, Alkaline or acidic based and apply the correct chemicals which will suspend the soil then extract soil and chemicals leaving the tiled and grout looking as new.
